What current public Vancouver rates show

Flat Mate Property Services publishes a $75 per man-hour rate for fall cleanup. Harry’s Lawn Care lists leaf removal at the same nominal $75 per hour, but its pricing page says the add-on prices apply to whole-season subscribers. These are not two equivalent standalone offers.

The $75 figure is used below only to show how labour-hour arithmetic works. It does not establish a market rate or predict a total without the provider’s service conditions, estimated workers and hours, minimums and separately charged items.

What the example totals do and do not include

The arithmetic above applies the published $75 rate to sample labour-hour totals. It is not a Hey Castor quote and does not include any charge that a provider lists separately. A small dry-leaf pickup with easy access can require much less work than a large property with wet, compacted leaves across lawns, beds and stairs.

Before comparing a total, confirm whether it includes equipment, bags, hauling, disposal, travel, a minimum visit, taxes and a return visit. If the quote uses a crew price instead of labour-hours, ask for the crew size and included time rather than trying to convert it yourself.

The property details that move leaf removal cost

Leaf volume matters more than lawn size alone. Mature trees can load a modest yard with more material than a larger open property. Wet leaves are heavier, cling to surfaces and can take longer to collect and move.

• Approximate leaf depth and the areas covered
• Dry, wet, compacted or partly decomposed material
• Lawns, garden beds, patios, stairs, paths, driveway and boulevard
• Slopes, gates, parking, carrying distance and other access limits
• Green-bin loading, paper bags, on-site mulch or off-site hauling
• Restricted equipment or working hours at the address
• One cleanup or a sequence across the main leaf drop

Use one written scope to compare quotes

Send the same information to every provider: postal code, photos, included areas, access notes, preferred timing and the desired leaf-handling method. Ask for the estimated labour-hours or fixed total, the number of workers, every included task and the price of likely extras.

A cheaper quote is not necessarily better if it covers only the lawn while another includes beds, hard surfaces and legal handling of the leaves. Compare the completed outcome, not just the hourly number.

Choose the leaf-handling method before work starts

The City of Vancouver says residential leaves and yard trimmings can go in the green bin year-round. Extra seasonal material must follow the current City instructions and address-specific schedule. The City says to use paper bags or store-bought bins up to 100 litres for extra collection and not to use plastic bags, including products labelled compostable or biodegradable.

If the provider will haul leaves away, confirm the destination and any vehicle or disposal charge. If material will stay on the property as mulch, define where and how it will be used. Leaves must not be raked or blown into streets, sidewalks, bike lanes or catch basins.

When a second visit can be more economical

One cleanup before the main leaf drop can leave the property covered again. Under mature trees, a planned sequence may be more useful: keep access and drainage routes clear during wet weather, collect the main drop, then complete a final pass.

Ask for each visit as a separate scope so the schedule can be changed if the leaf drop, weather or City collection timing shifts. A recurring plan should make the trigger for each visit clear rather than promising a universal date.
